Plans have been submitted to build up to 90 new houses in a development described as providing "a new edge to Torrisholme".
An outline planning application has been sent to Lancaster City Council to build the new properties in a field east of Powder House Lane, Lancaster.
The land is close to a site where a new development for up to 130 new homes was given planning permission last year.
The outline application is "for the erection of up to 90 dwellings, including affordable housing, public open space, landscaping, and sustainable urban drainage system and associated works".
The application is from Warren Cadman of Wrenman Strategic Land, who also applied for the adjoining scheme.
Documents submitted with the plans said features of the scheme will include "proposed vehicle access from the committed Powder House Lane West scheme across Powder House Lane leading to a well defined central street corridor", "opportunities for a new pedestrian access to existing footpaths and new footpaths proposed through the adjacent committed scheme", "enhancing existing permeability and local active travel through proposed cycle paths", "an opportunity for enhancing existing vegetation through new focal green spaces and by connecting the tree belts to boundary vegetation through green links" and "opportunities for enhanced landscaping and biodiversity through new hedgerows and tree planting".
"The site will provide a new edge to Torrisholme," says a design and access statement submitted with the proposal.
"The adjacent committed Powder House Lane West scheme provides a new access off Slyne Road and will alter the appearance off Slyne Road itself once complete on both northern and southern approaches.
"The site will provide additional green space for the community
"The committed Powder House Lane West scheme will deliver significant amounts of usable public open space and play facilities, alongside active travel corridors and informal routes, which only enhances this site’s contextual integration.
"The primary access point will be taken from Slyne Road, as a continuation of the spine road from the committed Powder House Lane West scheme directly to the west
"A traffic calming build out feature has been provided as the spine road enters the site and crosses Powder House Lane.
"Bollards are provided which prevent vehicles from turning north/south along Powder House Lane (it is envisaged that these bollards would be removable if required)."
The application says that up to 27 of the proposed homes will be affordable housing.
It says there would be a mix of housing types and sizes informed by local housing need.

These new houses are due to be built on former Green Belt land off Powder House Lane in Lancaster - in fields also bounded by Russell Drive in Torrisholme, Slyne Road and the Bay Gateway.
More than 270 objections had been received from members of the public.
Complaints include the potential impact on roads including fears over 'rat-running' on Hasty Brow and Russell Drive, potential flood risk as the site is said to be susceptible to flooding, and concerns from residents over loss of privacy and security.
But the council's planning team had recommended the scheme be approved, for reasons including the undersupply of housing in the Lancaster District.
The new planning application and related documents are publicly available in the planning section of the Lancaster City Council website lancaster.gov.uk - reference 26/00004/OUT.
The council will make a decision on planning permission in due course.
