Plans have been submitted to turn an empty Morecambe hotel into up to nine apartments.
The Belle Vue Hotel on Marine Road Central has been vacant since 2021, and now plans have been submitted to Lancaster City Council for a change of use from hotel (use Class C1) to eight residential flats (use Class C3) and one holiday flat, with associated external and internal alterations.
The application is for ‘’relevant demolition of outbuilding and change of use from hotel into 8 residential apartments and 1 holiday-let apartment, erection of 4-storey rear extension, construction of dormer extensions to the front, balconies to the front, external staircase, excavation works and parking’’
A statement in the application said: “The hotel lies within the Morecambe Conservation Area and forms part of the setting of nearby Grade II listed buildings along Marine Road Central.
"The buildings at 329–330 Marine Road Central were constructed as part of late 19th century expansion and form part of the wider Eidsforth Terrace.
"Their scale and architectural form are consistent with neighbouring properties and reflect their original use as high-quality residential or guest accommodation.
"During the 20th century, changes in patterns of tourism and accommodation resulted in the gradual amalgamation of individual properties along Marine Road Central.
"At 329–330, this led to conversion to hotel use and the introduction of a series of alterations and extensions.
"The proposed development seeks to secure the long-term viable use of the building through a conversion-led approach.
"Unlike a previously approved scheme, which involved extensive demolition and large-scale new build, the current proposal prioritises retention of the existing building fabric and limits intervention to carefully designed infill works and roof alterations.
"It is also relevant to note that the character of Marine Road Central has continued to evolve over time, including through the introduction of front facing balconies on a number of properties.
"By reusing the existing building fabric and accommodating new residential uses, the scheme continues the long-standing tradition of change while safeguarding the external character that defines the conservation area.
"At 329–330 Marine Road Central, prolonged vacancy has already resulted in visible deterioration and poses a risk of further decline if left unaddressed.
"The proposed conversion represents a positive heritage outcome, ensuring investment in repair, maintenance and long-term management.”
A decision on the planning application will be made at a future meeting.
