Plans have been revealed to convert a 19th century former pub in Glasson Dock into six apartments.
The Victoria Inn has been closed for several years and is now derelict.
Applicant AG Enterprises Ltd has submitted planning applications to Lancaster City Council to convert the Grade II listed building on Victoria Terrace into residential accommodation.
They have put in a listed building application for the "conversion of existing public house to six dwellings with associated internal and external alterations/repairs and part demolition of outrigger wall" and a "change of use and conversion of existing public house to six dwellings and communal area with associated external alterations/repairs, creation of garden areas, erection of bike/bin stores and associated landscaping".
A design and access statement on behalf of the applicant, published on the council's website this week, said: "All of the buildings on the site are in a very bad condition and will require structural assesment prior to the commencement of any technical design phases or construction works.
"The proposed works enable the conversion of the now derelict former public house into six apartments to provide residential accommodation. These works will enable the historic building to be repaired and re-used rather than falling into further disrepair and will instead create new sustainable housing for the local population and future residents.
"The proposed works are sensitive in their approach, respecting the scale, footprint and overal form of the historic buildings and retaining as much of the original building fabric as possible.
"Existing features original to the building such as the three sash windows to the rear will be retained and repaired as necessary.
"New openings or changed existing openings have been carefully considered to improve the functionality and quality of the new apartments while also minimising any negative visual impact to the heritage asset."
A further heritage statement says: "The Victoria Hotel is a Grade II listed building and thus has been identified as a building of special architectural and historic interest.
"The hotel was built in the early/ mid 19th C but has been vacant for several years and is showing advanced signs of decay and rot. It must be regarded as 'Heritage at Risk'.
"The Victoria Hotel is a three storey building at the front but it has a two storey rear range which returns along the rear boundary, where it was formerly a coach house. The building fronts directly on to the road and has a car park at the south east side, enabling clear views of the south east gable, although some self-sown trees at the back of the car park obstruct sight of the two storey element."
Lancaster City Council will make a decision on whether to grant planning permission, in due course.
