A launch will be held in Morecambe for a new book aimed at helping UK property investors to navigate the complexities of the tax system.
'The UK Property Investor's Tax Guide: How to structure property, reduce tax and avoid costly mistakes' is by Bjorgvin Vigfusson MAAT.
The book will be officially published on Wednesday May 20 and will be available to purchase on Amazon.
Bjorgvin is a chartered accountant and director of Heights Accountancy, specialising in property taxation.
With years of experience advising property investors and developers across Lancashire and beyond, Bjorgvin said he has seen first-hand the costly mistakes that can be made when tax planning is overlooked or misunderstood.
It was one particular case earlier this year that inspired him to put pen to paper.
He said the inspiration behind The UK Property Investor's Tax Guide is a story that will resonate with anyone who has ever worked hard on a project, only to be hit with an unexpected bill at the finish line.
Earlier this year, a Lancashire-based property developer came to Bjorgvin with exactly that problem.
He had been working on a major development since before Covid, facing delays, rising costs, and the kind of unforeseen challenges that come with ambitious projects. Years of hard work, patience, and perseverance had finally brought the project to completion, and then came the tax bill, which was much higher than expected.
Frustrated and concerned, he contacted Bjorgvin who, knowing the tax law and applying it correctly, helped him save £200,000.
That moment stayed with Bjorgvin.
"This happens every day to property investors and developers across the UK, who have worked hard, played by the rules, and are still paying more tax than they should, simply because they didn't have access to the right knowledge at the right time," he said.

"I kept thinking, what if he hadn't called me?
"What if he'd just accepted the bill and moved on? £200,000 gone. And he would never have known. That's why I wrote this book.
"Because that knowledge shouldn't be reserved for the few people who happen to know the right accountant."
Bjorgvin said The UK Property Investor's Tax Guide is a practical, accessible, and up-to-date resource for property investors at every level, from first-time landlords to experienced developers.
It covers how to structure investments tax-efficiently, the key taxes every property investor must understand, how to reduce a tax bill without falling foul of HMRC, common and costly mistakes and how to avoid them, and when and why to consider a limited company structure.
To celebrate the publication, Bjorgvin will be hosting an official book launch event at The Bath on Northumberland Street, Morecambe, on May 20 from 7pm.
Speakers will include Dawn Chapman, Director of The Mortgage Partners, a Bolton-le-Sands based mortgage advisory company, and Peter Baker, a local property expert with more than 25 years of industry experience.
Bjorgvin will give a talk on the story behind the book and how he hopes it will make a real difference to property investors across the UK.
Copies will be available to purchase and get signed on the night, and there will be plenty of opportunity to network with fellow property investors.
