Plans have been revealed to convert a closed-down pub in Lancaster into student accommodation.
A planning application has gone in to Lancaster City Council to change the former Bowling Green pub on Scotforth Road into 11 self-contained studio student apartments and three two-bed self-contained student apartments.
The application also asks permission to demolish part of the building and build a single storey front extension, remove an external rear staircase, as well as for "alterations to fenestration and part installation of cladding".
The pub ceased trading in 2016 and has been vacant ever since.
A report submitted with the plans says the building is in a "derelict condition" and "has been subject to vandalism and occupation by squatters".
"The proposal involves the conversion and internal reconfiguration of the existing former public house building to provide student accommodation," says the report.
"The proposed Change of Use of the vacant Bowling Green pub brings into use a derelict and vandalised property that has remained unoccupied for 10 years.
"The proposal retains the character and footprint of the existing property. The external changes minimally impact the exterior character."
A further planning report submitted with the proposal, says: "Externally the form of the existing property is to be retained except in the case of the single storey element at the north west portion of the building, here, the pitched roof is to be replaced with a flat roof,
The derelict former Bowling Green pub

"The exterior of the building will be finished with white render, replacement roof tiles and aluminium windows and doors to improve the overall appearance of the building.
"Seventeen sheltered bicycle spaces would be provided at the rear of the building, to encourage cycling providing space for all residents to store their bicycles. A bin storage area with sufficient space to meet the needs of the development is also proposed within the curtilage of the building.
"The existing car park to the rear of the neighbouring service station would be utilised as parking for residents, and this would be accessible from the petrol station’s existing access point. It previously formed the car park to the public house.
"Solar panels would be installed on the roof of the rear elevation so that electricity can be generated on site during the daytime
"The bowling green does not form part of the application site and no alteration or change of use are proposed as part of this application
"The proposed development will be fully managed by a management company. The company will have oversight over the whole building and wider site being able to respond to an address any issues be that from residents or the local community.
"Students staying at the property will be required to sign up to a code of contact to ensure that there is no behavior which would cause potential issues with neighbouring residents or businesses. Bad behaviour will not be tolerated with student residents being made fully aware of their responsibilities.
"The public house has not been subject to any formal marketing process. Given the length of time the premises has been closed and the amount of investment required to bring the building back into use as a public house it is considered unlikely that there would be viable commercial interest in reopening the premises as a public house.
"It is advised that the premises is subject to covenant which would preclude its use as a public house. The covenant was put on the property by Thwaites when it was sold in order to reinvest and protect the future of the Boot and Shoe public house around the corner. The property cannot be used as a public house in the context of this restriction."
The application is by Inayat Munshi of Dalton Suites Ltd.
Lancaster City Council will make a decision on whether to grant planning permission, in due course.
