More detail has been revealed on plans for a new commercial development on the White Lund estate.
A planning application to demolish 11 buildings and provide 69 new industrial units - potentially for local businesses - has been published on the Lancaster City Council website.
The planned development would be on disused land behind Unit 2 at Southgate Trade Park, on Southgate on the busy industrial estate in Morecambe.
Plans have been submitted by Northern Trust Company.
The proposed scheme will deliver 101,365 sq ft of modern workshop and trade units across 69 units in 11 blocks.
If approved, it is expected to create over 250 new jobs and expand the existing park.
"The purpose of the development is to provide flexible, accommodation with unit sizes ranging from 76 sqm to 308 sqm, particularly to attract start-up and local businesses," said a design and access statement submitted with the plans.
"It is therefore proposed that the use class of the buildings is for B2 and B8 inclusive with ancillary office space for the larger units.
"The dual use class is to provide additional flexibility and to facilitate opportunities for local business.
"This approach has evolved through extensive research into current market needs, taking account of the current occupancy of the existing development at this location and other developments.
"Currently, the site comprises of concrete which has been left over from former factory demolition. The wider surroundings of the site comprise primarily industrial development.
"The proposed development is part of a wider scheme at Southgate Industrial Estate also owned by the applicant.
"The proposal will bring a vacant former brownfield site back into productive use, making efficient use of previously developed land within the established White Lund Employment Area and reducing pressure on greenfield sites elsewhere in the district.
"The submitted technical evidence demonstrates that the proposal would not give rise to any unacceptable impacts in planning or highway terms, and that the benefits of delivering high quality, modern employment floorspace.
"The proposal therefore represents sustainable development and should be approved without delay."

Lancaster City Council will make a decision on whether to grant planning permission, in due course.
